Overview

What Our Damp Proofing Service Covers

Damp is one of the most common and most misunderstood problems affecting properties across Stirling and the surrounding area. A large proportion of homes in Stirling, Falkirk, and Clackmannanshire were built before modern damp proofing standards existed. Victorian and Edwardian stone terraces, traditional sandstone villas, and rendered blockwork from the 1960s and 70s all present conditions where moisture finds a way in. Scotland’s climate compounds the issue: persistent rainfall, driving wind on exposed elevations, frost cycles, and ground that stays saturated through winter put relentless pressure on external walls. Without a functioning damp proof course and sound external masonry, water ingress is a matter of when, not if.

Our damp proofing service starts where it should: with a proper diagnosis. Before we recommend any treatment, we carry out a free damp survey to establish what is actually causing the problem. We check mortar joint condition, render integrity, external ground levels, drainage at the base of walls, gutter and downpipe condition, and any defects where water is getting in. In a significant number of cases the cause is not a failed damp course at all. It is cracked render, deteriorated pointing, external ground that has been built up above the DPC line, or water running down the wall from a faulty gutter. Identifying the real cause means the work we carry out fixes the actual problem, not a symptom of something else entirely.

Where DPC injection is the appropriate remedy, we install a new chemical damp proof course correctly, drilled and injected at the right height, at the right centres, using materials suited to the wall construction. Where the problem is penetrating damp caused by failed render, we strip and re-render with a breathable finish. Where it is eroded mortar joints, particularly common in the sandstone properties found across Stirling and the surrounding villages, we repoint using lime-based mortar that allows the wall to breathe. Where external ground levels have been raised above the damp course during previous landscaping or building work, we address that directly rather than injecting a DPC that will not solve the underlying issue.

What sets us apart from national damp proofing companies is that we are already on-site looking after properties across Stirling and the surrounding area. The same trusted team that handles your roofing, property maintenance, landscaping, and power washing can also diagnose and treat your damp problems. There is no need to bring in a separate specialist, wait weeks for a survey, or deal with a company based hundreds of miles away. We are local, we know the building types in this area, and we understand how Scottish weather and traditional construction interact. From a stone cottage near Alloa to a rendered semi in Falkirk, we have the experience and the range of skills to get the job done properly.

If you have signs of damp such as staining on internal walls, peeling paint, a musty smell, or visible moisture at low level, do not ignore it. The longer damp is left untreated, the more damage it causes to masonry, timber, and internal finishes. Contact us for a free damp survey and honest assessment. We will tell you what is causing the problem, explain your options clearly, and provide a written quote with no obligation. We cover Stirling, Falkirk, Clackmannanshire, Alloa, Grangemouth, Larbert, Glasgow, Edinburgh, and the wider Stirling area.

Scope of Work

What's Included

Damp Survey & Diagnosis

Every job starts with a thorough damp survey. We inspect external walls, mortar joints, render condition, ground levels, drainage, and any visible defect where water is entering. We use moisture readings and visual assessment to identify the true cause before recommending any treatment. Many damp problems are misdiagnosed. We make sure the right issue is addressed.

DPC Injection (Damp Proof Course Installation)

Where a damp proof course has failed, is absent, or has been bridged, we drill and inject a silicone-based chemical DPC cream at the correct height and centres for the wall construction type. This creates a new damp course that prevents moisture rising through the masonry. Every DPC installation is carried out to British Standard specifications.

Repointing & Mortar Repair

Deteriorated mortar joints are one of the most common causes of penetrating damp in Scottish properties, particularly in the sandstone and rubble-built walls found across Stirling and Clackmannanshire. We rake out failed mortar and repoint using the correct mix: lime-based for traditional stone, stronger cement mixes for brick or block.

Render Repair & Re-rendering

Cracked, hollow, or lifting render creates channels for water to track behind the surface and into the wall. We remove failed sections, prepare the background, re-render in appropriate coats, and apply a breathable waterproofing finish. Common on 1960s and 1970s properties throughout Falkirk, Larbert, and Grangemouth.

Exterior Masonry Waterproofing

A clear silane or siloxane treatment applied to exposed masonry, stone, or brick. Water beads off the surface rather than soaking in, while the wall continues to breathe and release moisture already held within it. Particularly effective on exposed sandstone elevations that take the brunt of prevailing weather.

Ground Level & Drainage Assessment

External ground built up above the damp proof course line is one of the most frequently missed causes of rising damp, and one that injection alone will not fix. We check drainage around the base of walls, assess paving and soil levels, and advise on any ground-level adjustments needed to let the existing damp course work properly.

Use Cases

Typical Projects

Examples of the kinds of work we carry out under our damp proofing service.

  • Rising damp in a stone terrace, Stirling

Chemical DPC injection carried out following a full damp survey confirming a failed original damp course. Deteriorated pointing raked out and replaced with lime mortar appropriate for the stone construction. External wall cleaned down on completion. Property now dry with no recurrence at 12-month follow-up.

  • Penetrating damp through failed render, Falkirk

Render on a 1970s semi-detached found to be hollow and cracked in multiple areas, allowing penetrating damp to saturate the blockwork. Failed sections removed, background prepared, re-rendered in two coats, and a breathable waterproofing wash applied on completion.

  • Damp caused by raised external ground level, Alloa

External soil bed on a detached property had built up above the DPC line during previous landscaping work. DPC injection was not appropriate. Ground level reduced, drainage improved, and the existing damp proof course allowed to function correctly. No injection required. A correct diagnosis saved the homeowner unnecessary expense.

  • Full repointing and waterproofing, rural property near Clackmannan

Stone-built property with heavily eroded mortar joints throughout, causing widespread penetrating damp on exposed elevations. Raked out and repointed with lime mortar. Silane waterproofing treatment applied to the full external wall area on completion. Property now weathertight.

The Process

How It Works

A straightforward process from first contact to completed work.

1

Free damp survey and site visit

We inspect the external walls, take moisture readings, check mortar and render condition, assess ground levels and drainage, and identify where water is getting in. This happens before any treatment is recommended or priced. There is no charge and no obligation.

2

Diagnosis and written quote

We explain what we found and what is causing the damp problem. If more than one issue is contributing, which is common in older Scottish properties, we set that out clearly. You receive a written, itemised quote detailing every element of the recommended work.

3

Treatment carried out

Work carried out using materials and methods appropriate for the construction type. Stone-built properties are treated differently to brick or rendered block. We complete damp course installation, repointing, render repair, or waterproofing as specified in your quote. Site left clean and tidy.

4

Completion, guarantee, and aftercare

We walk through the completed work, explain what was done, and provide a written guarantee. We also advise on anything that will help maintain the treatment long term: keeping gutters clear, checking drainage channels seasonally, and signs to watch for going forward.

FAQ

Common Questions

How much does damp proofing cost in Scotland?

The cost of damp proofing depends on the cause, the extent of the problem, and the type of wall construction. A straightforward DPC injection on a single wall of a terraced house will cost significantly less than repointing an entire stone elevation. We provide a free damp survey and a detailed written quote so you know exactly what you are paying for before any work starts. There are no hidden costs.

What are the signs of rising damp?

The most common signs of rising damp are a tide mark of discolouration on internal walls (usually up to about one metre high), damp or peeling wallpaper at low level, salt deposits on plaster, a musty smell, and crumbling plaster at the base of walls. However, these same symptoms can also be caused by penetrating damp, condensation, or bridged ground levels. A proper damp survey is the only way to confirm the actual cause and avoid paying for the wrong treatment.

What is the difference between rising damp and penetrating damp?

Rising damp occurs when moisture is drawn up through the masonry from the ground, typically because the damp proof course has failed, is absent, or has been bridged by raised ground levels. It usually affects the lower portion of walls. Penetrating damp is caused by water entering through the wall itself, through cracked render, deteriorated mortar joints, failed flashing, or defective guttering. Penetrating damp can appear at any height and is especially common on exposed elevations that face prevailing rain, which is a frequent issue across Stirling and the surrounding area.

Can you damp proof stone walls?

Yes. Stone-built properties are common across Stirling, Alloa, Clackmannanshire, and much of the wider Stirling area. They need a more careful approach than modern brick. Older stone buildings often rely on wall thickness, lime mortar, and ventilation to manage moisture rather than a physical damp course. Some treatments that work well on modern brick, such as cement-based renders or non-breathable coatings, can trap moisture in traditional stone walls and make problems worse. Where repointing is needed we use lime-based mortars, and where waterproofing is applied we use breathable treatments that allow the wall to dry naturally.

How long does damp proofing take?

A chemical DPC injection on a single elevation of a standard property can typically be completed in one to two days. More extensive work involving repointing, render repair, or multiple elevations may take three to five days. We confirm timescales as part of your written quote. Most damp proofing work is carried out externally, so disruption inside your home is minimal.

Do I need a damp survey?

If you have any sign of damp on internal walls such as discolouration, peeling paint, salt deposits, or a musty smell, a damp survey is the right starting point. Without a proper investigation, you risk paying for treatment that does not address the actual cause. Our damp surveys are free and come with no obligation. We will tell you honestly what we find, even if the answer is that no treatment is needed.

What is a damp proof course (DPC)?

A damp proof course, often called a damp course, is a barrier built into a wall to prevent moisture rising from the ground into the masonry above. In modern buildings this is usually a plastic membrane laid during construction. In older properties it may be a layer of slate, engineering brick, or bitumen, or it may be absent entirely. When the original damp course fails or is bridged by raised ground levels, a new chemical DPC can be injected to restore the barrier and stop rising damp.

Does damp proofing come with a guarantee?

Yes. All damp proof course installations we carry out come with a written guarantee. The guarantee covers the DPC injection work and is provided on completion alongside documentation of the treatment carried out. We also offer aftercare advice to help maintain the treatment and catch any future issues early.

Is DPC injection always the right treatment for rising damp?

Not always. Chemical injection is appropriate when the damp proof course has genuinely failed or is absent and the masonry is in a suitable condition to accept treatment. However, a significant number of cases we investigate have a different cause entirely: failed pointing, cracked render, external ground levels above the DPC line, or water tracking down from a leaking gutter. Injecting a new damp course where the real problem is failed render or poor drainage will not solve the issue. This is exactly why we carry out a thorough damp survey before recommending any treatment.
